Honest advice first
If your floor needs a light refresh rather than the full works, that's what we'll quote. A floor we didn't oversell is the best advert we have.

About OAK & GRAIN
OAK & GRAIN is a London wood floor restoration company built on three decades of dust, patience and beautifully finished floors.

Behind OAK & GRAIN stands over thirty years of experience in wood floor restoration, repair and coating. The trade has been learned properly — machine by machine, floor by floor, from Victorian pine terraces to school halls of parquet laid before the war. That experience shows up in the things you can't fake: knowing how a board will behave before it's lifted, knowing which finish survives a hallway and which survives a kitchen, and knowing when the honest answer is "leave it alone".
We built our reputation through craftsmanship and integrity — serving historical, residential and commercial floors across London with the same standard of care. No subcontractors, no commission-scaled advice, no mystery in the quote. The person who surveys your floor is the person who sands it.
The name says what we care about: oak — the timber we most love to bring back, and grain — the character that sanding reveals. Every floor has a story written in its grain. Our job is to make it legible again.

Sanding is unforgiving — one rushed pass shows for decades. We take the graduated, patient route every single time, because wood remembers.
Most floors we restore are older than we are. We preserve patina and character, match reclaimed timber carefully, and never sand away history.
Dust sheets, sealed rooms, tidy exits. £5m public liability insurance and written guarantees on every finish — your home treated like ours.

Anyone can rent a sander. The difference between a floor that looks good for six months and one that looks good for twenty years is everything that happens after the last abrasive pass: the meticulous fine-sanding, the dust-free vacuum between coats, the finish chosen for the room's traffic and light, and the curing time respected before furniture returns.
We use premium hardwax oils and lacquers from trusted makers, applied in thin, even coats — never the single thick coat that looks fine on day one and peels by year three. And we leave you a written aftercare plan, because a finished floor is a relationship, not a handover.
Book a free survey and see what three decades of craft makes of your floor. No obligation, no pressure — just honest advice and a fixed quote.
