What moves the price up or down
Four things decide where your quote lands within (or below) the guide ranges — we walk through all of them at the survey.
Floor area
Larger areas cost less per square metre — the set-up time is spread across more floor. Small rooms carry a minimum call-out charge.
Floor condition
Heavily painted, stained or uneven floors need more aggressive (and more) sanding passes, and previously botched finishes take longest of all.
Timber type
Pine sands quickly; exotic hardwoods and old parquet blocks need finer, slower passes and more expensive abrasives.
Access & timing
High-rise flats, occupied homes and evening or weekend slots all add time. Holidays and commercial shutdowns are scheduled to suit you.
